New Rules For Obtaining a Residence Permit When Buying Real Estate in Turkey

A regulation on obtaining a residence permit for real estate ownership has been issued a few weeks ago in Turkey. Obtaining a residence permit in Turkey is regulated by the Article 31 of Law No. 6458, which consists the application grounds of the law. Residence permit by ownership is considered as a short-term residence permit issued for up to two years and the new changes have affected this matter.

Until now, the purchase amount did not matter for obtaining a Title Deed-based residence permit. However, now the foreigners who wish to obtain a residence permit in Turkey on the basis of property rights are required to purchase real estate with a cadastral value of at least 75,000 US dollars (if the property is located in one of the 30 largest municipalities of the country) or at least 50,000 US dollars (in other municipalities).

In order for the application for a residence permit on property to be approved, the property’s expert assessment report must be included in the package of required documents. If the transaction for the purchase of real estate with a cadastral value of at least $ 75,000 was carried out after April 26, 2022, then you have the right to obtain a residence permit on Title of Deed basis. Those who finalized the purchase before this date are not subject to the new regulation.

How much should an apartment in Turkey cost in order to get a residence permit?

In order to obtain a residence permit in Turkey, the property’s purchase price is still not important. Now the difference is only in the type of the received document.

Let's say you bought an apartment with a cadastral value of $45,000; in this case, you get a tourist residence permit without a subsequent right to apply for the citizenship (stay in Turkey for this type of residence permit does not count). If your apartment has at $75,000 or more on the Title of Deed value, you get a residence permit based on real estate ownership and the opportunity to obtain citizenship in the future.

We would like to remind you that the procedure for obtaining citizenship has also changed. From June 13, 2022, in order to obtain Turkish Citizenship through investment, it is necessary to buy real estate with a cadastral value of $400,000 or more.
